Selling Real Estate Courses on eBay

The Real Estate Boom has created a cottage industry for selling Real Estate Investment courses.  Million of these courses — some costing in the thousands of dollar range — have been sold to people who dream of being the next Donald Trump.  Problem is, investing in Real Estate takes work.  And most people just don’t have the time or will power to do what needs to be done to be successful.

But this creates a great opportunity for someone to buy these Real Estate Courses for pennies on the dollar and sell for huge profits on eBay. 

What I’m talking about here are not the cheap courses sold TV for $99.00 or less but the high dollar courses from names such as:

Steve Cook
Donna Bauer
Pete Young
Corey Donaldson
Albert Lowry
Graham Treakle 
Don Derosa
Peter Conti
David Finkel
Greg Dorriety
Mark Sumpter
Russ Whitney

In general what you want to look for are courses that originally sold for $200.00 or more OR are very specialized to a specific aspect of Real Estate Investment.   

For example Don Derosa’s course, “Building Wealth With Real Estate” sells for $995.00 from his website at

That’s an example of a general information Real Estate Investing Course.  In other words, the course covers a wide range of Real Estate Investing subjects.   A course like that has less appeal then one that has specialized information however since it costs so much you will always have some shrewd buyers who will check eBay for a cheaper used copy before buying it from his website.   Anything under around $200.00 you have less people who will be willing to settle for a used copy.  

Here’s an example of a very specialized course called, “Secrets of Self Storage Investing” by Steve Case and Corey Donaldson.

This is specifically about investing in Storage Bin facilities.  Any course that has specialize information, such as a specific investing technique or a specific type of investment will usually be in high demand.

    Great idea. I have already sold several of these from several of the Real Estate Investment “Guru’s” that I picked up inexpensively and sold on eBay. Thanks for the reminder and the suggestion of where I might find more of them. I have another suggestion for you. I get a lot of offers for fr*ee books, tapes, etc., from people like Laurel Langemeier, etc. I usually get the free book or tapes (even if I have to pay a small S&H fee. I then sell these books/tapes on eBay. No cost, all profit since I recover the S&H fees when it is sold on eBay. Just an idea for you to look into. -Skip

    You are right on target recommending these higher price courses. However, even the “cheap courses sold TV for $99.00 or less” can be money makers when purchased for a few dollars at garage sales or thrift shops.

    The important think when buying these cheaper courses is to stick with the most recent editions that are on CD or DVD. With a few exceptions, the earlier ones on cassettes or VHS don’t usually do that well.

    Be careful buying courses on Ebay. There is a huge amount of illegal, bootleg copies out there. I was scammed myself once.

    Scott, I am sorry but on this one I have to disagree. Right now and for the past year, homes are NOT selling. People who are already in Real estate are holding off on renewing their license for the year 2008. It is a sad thing but very realistic. I would love for the market to pick up, but right now I cant see people trying to get into selling real estate when those already in it are trying to get out.

    Debbie above has a point–real estate is not moving. My husband’s uncle is a case in point. He had a place at the Masonic Homes waiting for him, but he couldn’t sell his house because his interested buyer couldn’t sell his house. However, for those who want to sell these courses, it would mean buying them while they are cheap and waiting until the market breaks and then listing them on ebay.

    Another thing I’ve done is place ads in the “Wanted” sections of my local papers, weekly papers & Craigs List asking for any and all real estate courses that folks don’t want anymore.

    This is a great time to grab them because a lot of people are very disillusioned about trying to make money in real estate and would like to get rid of their courses, like now!

    Im going to look for that Carlton Sheets course that I bought about 10 years ago. Since I havve bought 4 properties. Did not apply any of the concepts from his course but it hrlped me get motivated.
    More people are sure to buy these things. It is harder than ever to buy a house right now and people are looking for other avenues than the traditional ways to purchase a home.
    Thank you for pointing that out. Got any good stock market picks? I think you have a natural talent for finding good things.

    Who would be ignorant enough to sell real estate now? You have ARM resets that will continue through 2010 so the defaults and foreclosures will continue on a mass scale for 4-5 more years. Assets will be able to be bought for 10 cents on the dollar in the near future (approx. 4 years) Add the fact that the :
    1. Government is spending 12 billion/ for the war.
    2. 39 billion/ month for the government operating.
    3. 2 billion/ month on the interest that we owe on our debt alone to foriegners.
    4. 700 trillion in leveraged paper mortgage debt that lies in hedge funds and retirement accounts ready to take a titanic loss.
    5. The declining U.S. dollar.
    6. We are heading towards a global economic slowdown and the U.S. is entering a depression - not a recession like you here the talking heads rambling about on TV etc.
    7. Face it - Wallstreet, governments and corporations are going broke! - thats why we have to go begging to foriegn countries for money - and they will own us and most of us will become debt slaves.

    I could go on and on. The information is out there! Most American people are clueless and will vote the same type of people in office that got us in this position to begin with so they deserve what is coming. I certainly dont feel sorry for them and their coming financial losses! You follow the herd and you will be slaughtered:( You heard the term “Stupid Americans” - well I know now! - sad - very sad indeed!

    Who would be ignorant enough to sell real estate now? How about: people facing foreclosure, people who are relocating, people who just got married and need a bigger house, people who got divorced and have to liquidate assets, people who have a baby and need a bigger house. Lesson: you don’t buy investment real estate from people who want to move. You buy it from people who have to move. Scott

    Another source for these and other how to courses is the dead letter or undeliverable package warehouses of the us post office. A friend of mine used to pick up all kinds of courses that were stacked up in post office carts for literally pennies on the dollar.

    Thanks again Scott. I’ve sold a few of these lately myself. I noticed that the ‘extras’ that they talk people into buying really help a sale, they convince folks that they’re going to need the special extra information in the long run (before they get discouraged) and make them a ‘deal’ for the extra courses then (don’t ask me how I know…. ok, yes I bought one once…)

    As for the folks that think that they won’t sell right now in a depressed market, that just not the case. These courses aren’t a “how to sell real estate” course… they are a “how to cash in on forclosures and take advantage of folks that are desperate” courses… soon they will retool their infomercials to specifically point out that NOW’S THE TIME TO TAKE ADVANTAGE!!! … and then a whole new generation of buyers will jump on the bandwagon…

    As someone that bought Carlton Sheets’ spiel once upon a time and then realized that I can’t take advantage of other folks’ misfortune, I’m happy to pick these up and offer them to people for less than the $300+ that they go for (BEFORE they tell you about the special extras)…

    I have to give you credit for the courage to not delete Don’s comments. The Average American has the brains of a hen.

    I knew that Bush was not ready to be President and that it was going to be hell working for Dick Cheney er I mean Niccolo Machiavelli. Everything Cheney wants he gets with an executive order.

    All you have to do is say I am a man of faith, then frighten the public with a new boogie man.

    World markets are plummeting, especially Real Estate, because of American fiscal and political incompetence. We have been accused of many things in the past, but incompetence was not one of them!

    Those who sell real estate courses have made more money with their courses than they ever made buying and selling real estate,

    If you have any money at all it won’t take a genius to pick up inexpensive real estate real soon.

    I have purchased some of these less expensive courses also. I will give it a try at selling some of them. Thanks also for the names of ones I didn’t know about. I believe it doesn’t hurt to purchase some of this information just because of the information it provides us that some are spending thousands on in college to get.
    Also, as Americans we are always looking for ways of achieving the “American Dream”, so we will continue to look at any and all avenues of earning that income and, if nothing else, to help us become smarter consumers when we go to buy our little piece of the pie.

    I’ve sold many of these courses on eBay that I bought and don’t have time to use, or don’t agree with the authors as to procedures and legalities. As a previous poster states, be VEVY careful that they aren’t fake copies. Go through a pay channel that allows for disputes as you may need that to get your money back. This COULD still be a profitable thing, this real estate profession, I do it almost full time now. BUT…all the courses I have seen are puffed up pieces of unlikely profit levels that leave out things that can get you in legal hot water quickly if you follow the suggestions, except a few. For example, few foreclosure courses I looked at went over the tax implications of these types of deals as well as they should have. Or the whole trail of legal rights of redemption these folks have, or new laws that limit your profits to where you won’t be able to do deals for long. I usually just give homeowners a brochure from pro bono legal folks and the HUD foreclosure brochure to avoid problems later. Not in any course, but vital to not have deals overturned when you can least afford it. And none are telling you that banks have been foreclosing on houses where they can’t even prove they own the debt. How many know that the courts have simply allowed this as common practice until an Ohio federal judge MADE Deutsch Bank prove they own the debt. They securitize one loan into several pools and are ripping off folks to poor to get a good lawyer. The Jacksonville FL legal aid office has almost 40 cases right now where the lender hasn’t been able to prove debt ownership, yet thay have started foreclosure procedures. Few lawyers know enough to advise folks on how bad some of the courses are. The freeze on foreclosures and interest rates will only hurt private capital trying to come in an do it right. How many news casts have talked about the refinancing they are encouraging the banks to do simply protect the banks from foreign investors who are hopping mad that they will lose money due to croooked american bankers? Few! Once you refinance, the crooked bank is off the hook in many ways and the last greater fool is stuck with the due diligence fiasco legal mess. Smart huh? So if you want to sell those courses, I’d do it soon. By this time next year, many will have wised up and/or not have any money left to work with. They will legislate your ability to provide a liquid housing market away to protect traditional banking lobbyists. By 2009, this will be a very different scene. Good idea to grab up these courses and resell, although some authors try to prevent that. I saw a drop of about half this year compared to the previous year in bid levels, so the decline is starting already. Pray we get someone in office who will not protect crooked lenders under the guise of protecting homeowners. The recent proposal to give HUD billions and put the foreclosed housing stock out for renting under HUD doesn’t cut it. HUD is not exactly non-corrupt around here. The housing stock being under gov’ment control speaks of communism and is a slap in the face of those who put forth private capital to renovate forgotten areas into affordable housing…like me! And I hope YOU. Use some of those eBay profits to spread sheltering hope over some folks’ heads, will you? The founder of Habitat for Humanity has started the Fuller Center for Housing to go more into rehab and help for seniors. Needed now more than ever. Where did I learn about this banking mess largely hidden? From a died in the wool ex-Reagan campaign head, congressman, and conservative deluxe who is a pastor who holds as many bible classes as business meetings. When an old liberal like me can agree with a guy like that, you KNOW something is up. Peace with prosperity!

    Great article. I have been involved in real estate for quite some time and have purchased and used many courses over the years. These courses are better than a college education!! The key is to take action on what you learn, build upon it, and master a technique. Don’t dismiss the value of older courses, as long as the price is right. There is always something to learn. Real Estate is timeless!!!

    To add to what a previous reader said: If you do buy something on Ebay, I strongly recommend using Pay Pal or another payment processor. I had a problem iwth a seller lat year, but because I paid through Pay Pal, they handled everything.

    As a Realtor and investor forf over 14 years, I feel the market right now is terrible. One thing I can say is that most of the people I work with are looking at multi family and commercial properties. Just a thought. Thanks for the tip.

    Don’t overlook that you can sometimes snag courses really cheap on Ebay and sell them locally (on Craigslist or other site) for a nice profit.

    Thanks again for another hot item on ebay. I myself am not interested in this particular item, but enjoy reading the comments from others on your finds. I do believe that the recession hasn’t fully hit us yet. I think the government knows we are going to be hit hard the second quarter of 08, hence the tax rebates that are to come in May or June. God help us all in November when we go to vote for president!

    Scott, thanks again for this info. A couple of additional points may need to be made. During times of an economic slowdown (real or media perceived) many people turn to get rich quick ideas. The market for these programs are huge and if you don’t believe that just go an attend one of these programs (free dog and pony show) and observe. The other well known point in the get rich quick programs are that the vast numbers of people that buy these programs never, never use them. Why? Because work is involved. The market for these are ripe for the pickings.

    Although I run across these courses constantly at yard sales and flea markets, it is important to remember that in order to realize top dollar, it is necessary to buy/sell only the latest version of the course, i.e., CD over cassette; DVD over CD. Once a new version is introduced, prices for the older versions, although containing the same information, plummet.
